## A Flat Floor Starts Underneath It

A new floor shows every flaw beneath it. A hump makes the click joints of a floating floor pop apart, and a dip makes tile crack. So before anything goes down, we check the slab for high and low spots and look for moisture near the AC closet, the sliders, and the outside doors.

High spots get ground down and low spots get filled with leveling compound. In older homes and mobile homes, soft or sagging subfloor gets replaced and the framing gets shored up. Every fix is shown to you and priced in writing before we cover it.

## The Edges Are Where a Floor Looks Finished

Rushed flooring jobs give themselves away at the edges. We undercut the door jambs so the new floor slides under them, and we leave an expansion gap at every wall so the floor can move. Baseboard or quarter round covers the gap. Where two floors meet, a low transition strip keeps the step smooth under a bare foot.

Not every floor needs to be replaced, either. A section of laminate can come up and go back down after an appliance swap. A board damaged by another trade can be patched in, so the floor looks like nothing ever happened.

## The Decisions That Shape a Floor

Material is only the first choice. These are the ones worth making out loud, with the people who will live on the floor.

- **Which way the planks run** Plank direction changes how big a room feels. Running parallel to the longest wall and with the main light usually looks best. We also plan the first row and the last row so neither ends up a thin sliver, and we stagger the seams so the floor looks natural. Our tip: Stand in your front door and look into the house. The way your eye travels is usually the way the planks should run.
- **What goes between the floor and the slab** On concrete, the underlayment does quiet work. It softens sound and blocks moisture rising through the slab. We follow the flooring maker's instructions for which one goes under your floor. Our tip: In a townhome or a second floor condo, ask about sound. The right underlayment keeps your footsteps from reaching the neighbors.
- **Grout color for real life** Bright white grout looks crisp on day one and shows every grain of sand by the weekend. A mid-tone grout lives far more easily in a Florida house. Our tip: Ask us to lay a few tiles on the floor with both grout colors beside them. Seeing them in your own light makes the choice easy.
- **Baseboards: reset or quarter round** We can remove baseboards carefully and reset them over the new floor, which looks cleanest. Quarter round or shoe molding along the existing baseboard costs less. Both are honest choices. Our tip: If your baseboards are dented or yellowed, this is the cheapest moment to replace them, since they are coming off anyway.
