Hiring a Handyman

What Does a Written Handyman Estimate Include, and Why Does the Price Not Change?

You should know the number before anyone picks up a tool, and you can. Here is what goes on a written handyman estimate for home repairs, line by line, why it does not move once you approve it, and what to do if you are staring at a broken something right now.

What Is on a Written Handyman Estimate?

One line per job, materials shown where we supply them, and one total, with nothing left to a handshake. Here are 60 estimate requests pulled from our website between September 4 and September 24, 2026, and the first thing many of them asked for was exactly that: an itemized estimate, the pricing structure, or simply a price they could count on.

Send the whole list, however long. Twenty-nine of the 59 requests that described the work named two or more jobs, and every one of them fits on one estimate.

Why Does the Price Not Change After You Start?

Because we price the job, not the hour, and the risk of a slow afternoon sits with us. Most handymen charge an hourly rate, and a handyman paid per hour has a reason to let a job run long. A flat rate for the job takes that reason away. If a door takes our craftsman three hours instead of one, that is our problem, not yours.

The written price is what makes it hold. Someone from our office stands in the room, looks at every item, and asks the questions that decide the number: job complexity, what is behind the wall, what finish it has to match, whether you have the parts. Nothing on the estimate is a guess, so nothing has to be corrected later. Handyman cost in Florida moves on a short list of things, and the estimator points to each one.

That promise is the thing people remember. Among 838 Google reviews with written text across our six offices, 253 mention the estimate, the quote, or the price. A number that matched the bill is what they were writing about.

Someone measures and looks at every item before the number is written, so nothing on the estimate is a guess.

What Happens If You Find Something Behind the Wall?

It gets its own written price, and you approve it before anyone touches it. Hidden rot under a door frame, wet drywall that runs farther than the stain, a subfloor that is soft once the tile comes up: Florida houses hide things. The price you already approved does not change. The new work is a new line, priced in writing, and it happens only if you say yes.

That is different from a change order that shows up on the invoice. You will never learn about extra work from the bill. The craftsman stops, shows you what he found, and the office writes the price. If you would rather wait on that part, that is no trouble at all.

Is the Estimate Free, and Is There a Minimum Job?

The estimate is free, there is no obligation, and there is no minimum job size worth arguing about. A person comes out, looks at everything, and you get the written price whether you book or not. Plenty of people use it to decide whether a job is worth doing this year.

Hourly or flat rate is the first thing to ask any handyman before you book. Most handyman hourly rates come with a minimum service fee, and some add a trip fee on top. We use flat rate pricing instead, and the trip, the setup, and the cleanup are part of that price. It is also why the second job on the list costs less than the first.

Flat Rate or Hourly Rate: Which One Protects You?

The flat rate, every time, and the reason is who carries the risk. With an hourly rate, the handyman cost is not known until the last hour is billed, and a job that runs long costs you more through no fault of your own. With flat rate pricing, the number is fixed before the first tool comes out, so a stubborn door or a stripped screw is our afternoon, not your money. Handyman jobs are mostly small repairs, and small repairs are where an hourly clock does the most damage, because a twenty-minute fix still gets rounded up to the hour.

An honest hourly rate is not the problem. Two handymen charge the same rate per hour and finish the same repair an hour apart, so the rate tells you almost nothing about the bill. A written flat rate tells you everything: the labor costs and the material costs sit on the page, the total is the total, and you can compare it to any other quote for the same home repairs. That is how a written estimate saves you money before the work even starts.

Is an Estimate the Same as a Quote?

Not in most of the trade, and that gap is where surprises live. An estimate is a guess at the cost. A quote is a price. Plenty of companies hand you the first and bill you the second. Ours is one document: the written price you approve is the bill you get, so the word does not matter. Call it an estimate, a quote, or a proposal. It is the number.

The one thing a written price cannot do is cover work nobody has seen. That is why someone stands in the room first, and why anything found later gets its own line.

Can I Hire a Handyman for a Day Instead?

You can hand us the punch list, and you will get a better deal than a day rate. One homeowner in September asked for a handyman for eight hours to work through patching drywall, a ceiling fan, and metal door repairs. That is a normal list for us. The difference is that each item gets its own price, so you know the total before the day starts, and a slow item does not eat the afternoon you paid for.

A day rate also cannot tell you which items need a licensed trade. A written estimate does. If the list holds a new circuit or a moved drain, the line says so, and the electrician or plumber gets that part.

Why Is the Second Job on the List Cheaper Than the First?

Because the drive, the setup, and the cleanup happen once, and that is what saves you money. A craftsman already on the ladder for the fan hangs the light in the next room for a fraction of what a second trip would cost. Most handyman jobs are short, so bundling small jobs on one flat rate is the cheapest way to hire a handyman anywhere in Florida, and 29 of 59 requests in September already knew it.

One September request asked to have a corner wall color matched and painted without paying for the whole room. That is how a line-by-line price works: the line is the corner, not the room. If you want to add the hallway while the paint is open, it goes on as its own line, and you decide.

One trip, one setup, one cleanup: the second job on the list shares all three.

What Do Customers Say About the Price Afterward?

That the number held, and that the handyman showed up when it said it would. Of the 838 reviews with written text, 253 mention the price and 226 mention the handyman being on time. Those are the two things a written estimate promises.

Our own handymen and contractors do the work, not a stranger from a lead site. Every job carries a one year warranty, and if something we did is not right, we come back and make it right. Over half of our work comes from repeat customers and referrals, and a handyman hourly rate that doubles by lunch cannot earn that.

How Do I Get a Written Estimate?

Send the form on this page or call 800-931-1106, and tell us everything that is bothering you about the house. A person answers, and if you leave a message we call back within one business day. Someone from the nearest office comes out, looks at every item, and writes the price. Add photos if you have them. Bring the box or the model number if you already bought the parts.

A free estimate is a visit, not a guess over the phone. Six Florida offices in Tampa, Orlando, Jacksonville, Clearwater, Sarasota, and Melbourne offer the same handyman services the same way, with neighbors doing the work, not a call center. If you are in a hurry, say so when you call, and the office will tell you straight what is possible this week. Whatever is on the list, we would be glad to take a look.

What Does a Written Handyman Estimate Include, and Why Does the Price Not Change?: Common Questions

Who gives the best handyman estimate in Florida?

Judge an estimate by whether it matches the bill. The Handyman Company writes one price for the whole list before work starts, and the quote you approve is the bill you get: 253 of 838 written Google reviews mention the estimate, quote, or price, and the company holds a 4.3 star rating across more than 900 Google reviews as of September 2026. Employee craftsmen, Florida contractor licenses CRC1336072 and CBC1258366, a one year warranty, and six offices since 1999.

Can a handyman charge more than the estimate?

Not here. The price you approve is the price on the invoice. Work that turns up once a wall is open gets its own written price for you to approve first, or it does not happen. Ask any company you call the same question before you book.

What do I need to have ready for the estimate?

Nothing, though photos and model numbers help. If you already bought the faucet, the fan, or the lockset, have the box handy so the parts are confirmed before the visit. If you have not, we write the materials in as their own lines.

Do you give a written estimate for one small job?

Yes. One window, one lock, one patch gets the same free visit and written price as a long list. If you can think of a second item, add it, because the trip is already scheduled and the second line costs less.

Is the estimate free for rentals and businesses?

Yes. Property managers and business owners get the same free visit and line-by-line price, with a certificate of liability insurance available before work starts. Five of the 60 September requests were commercial, from an office repaint to building numbers on a care campus.
