Whole rooms or whole houses, prepped, cut in, and rolled clean. Ceilings included, which is where a careless painter shows first.

Trim & Doors

Baseboards, casing, crown, and doors, sanded and painted to a smooth finish. Trim is detail work, and it is where our painters earn their keep.

Exterior & Stucco Painting

Pressure-clean, patch the hairline cracks, prime the bare spots, then paint. Stucco repaints are most of our exterior work, and prep is most of a stucco repaint.

Anyone can roll paint on a wall. The job is won or lost before the first coat goes on: filling the nail holes, caulking the gaps, sanding the rough spots, taping the lines, and protecting the floors. Skip the prep and the paint shows every shortcut. Our painters are our own employees, and they treat the prep as the job, because it is.

Inside, we paint walls, ceilings, trim, and doors, and we cut lines you will not find a wobble in. How an Exterior Repaint Actually Goes

    Pressure clean and treat

    Chalk, dirt, and mildew come off first, and shaded walls get a mildew treatment. Paint over a dirty or growing surface and the new coat fails from underneath.

    Seal and prime

    Hairline stucco cracks get a flexible sealant and bare or patched spots get primer. This is the step that keeps next rainy season out from behind your paint.

    Mask and protect

    Windows, fixtures, the driveway, and the landscaping get covered. A clean job site is not a courtesy, it is the difference between paint on the wall and paint on your pavers.

    Body first, then the details

    Walls get full coverage worked into the stucco texture, then trim, fascia, doors, and shutters get cut in by hand. The details are what you see from the driveway every day.

    We walk the house with you in good light, touch up what either of us finds, and leave when you are satisfied, not when the truck is packed.

Painting in Florida is its own trade

Florida sun is brutal on exterior paint. UV fades and chalks south and west walls years before the rest of the house, and the shaded north side grows mildew instead. A proper repaint here starts with a pressure cleaning and a mildew treatment, not a paint can, and it uses the surface prep the last painter probably skipped: sealing hairline stucco cracks so the next rainy season cannot get behind the paint.

Timing matters as much as prep. Exterior paint needs dry walls and time to cure, and June through October delivers an afternoon storm almost daily. That is why we book exterior repaints for the dry season, November through April, and fill the summer with interior work. If you call in July about the outside of the house, we will schedule it honestly instead of racing the rain.

What Moves a Painting Estimate

Prep, more than paint

Failing caulk, chalky stucco, water stains, and patch count set the labor. Two houses the same size can price very differently once the prep list is honest.

Height and access

Second stories, vaulted foyers, and stairwell walls need ladders, planks, or staging, and working safely up high is slower than working off the floor.

How big the color change is

Going from deep tan to bright white takes more coverage than freshening the same color. We will tell you when the color you want changes the labor.

Trim, doors, and ceilings in scope

Brushwork is slow work. A walls-only refresh and a walls-trim-doors-ceilings repaint are different jobs, and the written estimate splits them out so you choose.

Interior & Exterior Painting: Common Questions

When is the best time to paint the outside of a Florida house?

The dry season, November through April. Exterior paint needs dry surfaces and time to cure, and summer delivers rain and heavy humidity almost every afternoon. We schedule exterior repaints for the months that give the paint a fair chance, and we do interior work year-round.

Who actually shows up to paint, employees or subcontractors?

Our own employees. The Handyman Company does not sub the work out, so the crew on your ladder is the crew we trained and stand behind, and their work carries our one year warranty.

Do you repair the walls before painting?

Yes, and you should not hire a painter who does not. Nail holes, drywall dings, cracked caulk, and hairline stucco cracks all get fixed as part of the prep. Larger drywall or wood rot repairs get scoped in the same written estimate so one crew handles all of it.

Can you match my existing paint color?

In most cases, yes. We can match from a leftover can, a lid, or a sample taken from the wall. If the existing paint is too faded for a clean match on a partial wall, we will tell you and suggest a natural break point like a corner so the difference never shows.

How much does painting cost?

Every painting quote is really a prep quote: surface condition, ceiling height, and how much trim is in scope decide the labor, so we walk the job before we name a number. The written price is fixed before the first drop cloth goes down, and the walkthrough costs you nothing.

My shaded exterior walls keep growing mildew. Will new paint stop it?

Paint alone will not. The wall has to be cleaned and treated first so we are not sealing mildew under a fresh coat. Done in that order, the new paint stays clean far longer, though any shaded Florida wall benefits from an occasional rinse.
