Doors are the second most-booked job at The Handyman Company, and it is easy to see why. A door that sticks every summer, drags on the carpet, will not latch, or lets a draft whistle under it is the kind of daily annoyance people live with for years. The fix is usually a visit, not a project: adjust the hinges, plane the edge, reset the strike plate, replace the weatherstripping, and the door works like it should.

When repair is not worth it, we replace. Hollow-core interior doors that have taken one knee too many, entry doors with rot at the bottom rail, sliders that belong in this decade. For exterior openings we can install hurricane-rated doors, which in Florida is worth doing right the first time: an exterior door is only as strong as the way it is fastened into the frame.

What Your Door Is Telling You

Doors complain in specific ways, and each complaint points at a specific fix. Read yours here.

  • It needs a shoulder in August and swings free in January. That is humidity swelling the wood, and the fix is planing and sealing the binding edge, not forcing it until the paint scars.
  • The latch misses unless you lift the handle. The door has sagged on its hinges or the strike plate has drifted, and both are quick, satisfying repairs.
  • You can see daylight or feel a draft at the bottom. A worn sweep or a flattened threshold seal, one of the cheapest fixes in the house, and the air conditioner notices it first.
  • The hinges leave rust streaks down the paint. Salt air is eating standard hardware, and swapping to corrosion-resistant grades stops the staining before it reaches the jamb.
  • The bottom of an exterior door feels soft or flaky. Water has found the wood. Look now, because the frame usually goes next and the repair grows with the wait.

Humidity is the reason your door sticks in August and swings free in January. Wood doors and jambs swell through the wet months, and the fix is not forcing the door until the paint scars: it is planing and sealing the right edge so the seasonal swing stays inside the gap. Weatherstripping ages fast here too, because it spends half the year fighting heat on one side and air conditioning on the other.

Near the coast, salt air goes to work on the metal. In Melbourne especially we replace hinges, locksets, and thresholds that have corroded years ahead of schedule, and we see entry doors where the bottom rail rotted behind a threshold that stopped sealing. If you are near the water, coastal-grade hardware costs little more and outlasts the standard stuff by years. And on any Florida exterior opening, a hurricane-rated door is the upgrade that matters most.

Door Repair & Installation: Common Questions

My door sticks in summer but works fine in winter. Why?

Humidity. Wood swells through Florida's wet months and shrinks back in the dry season, so the door binds exactly when the rain starts. We plane the binding edge and seal it so the seasonal movement stays inside the gap, instead of sanding blindly until the door rattles in January.

Can you fix a sagging door, or does it have to be replaced?

Most sagging doors are repairable. The usual culprits are stripped hinge screws, a worn top hinge, or a frame that has shifted, and all three are fixable. If the door itself is delaminating or rotted we will say so, show you why, and price the replacement in writing.

Do you install hurricane-rated exterior doors?

Yes. For entry and exterior openings we can install impact-rated doors, and we anchor them into the frame the way the rating assumes, which is where careless installs fail. If you are replacing an exterior door in Florida anyway, it is the option worth pricing first.

Can you replace just the door without replacing the frame?

Often, yes. If the frame is square and sound we hang a new slab in it, which keeps the existing casing and trim untouched. If the frame is rotted, split, or out of square, a pre-hung unit is the honest fix, and the written estimate will show both options when both make sense.

How much does door repair or replacement cost?

An adjustment, a new slab, and a pre-hung replacement are three different jobs, so we look at the door and the frame before quoting anything. You get one written number that does not move after we start, and if a cheap adjustment will do, we will say so instead of selling you a door.

My hinges and door hardware keep rusting. Is that normal here?

Near the coast, yes. Salt air corrodes standard hinges, locksets, and thresholds well ahead of their time, and we see it constantly around Melbourne and the beachside neighborhoods. When we replace hardware on a coastal home we use corrosion-resistant grades so you are not doing this again soon.
