Turnovers die in the back-and-forth. Here is what lets us hit the ground running on day one.
- Access that works: lockbox code or key arrangement, gate codes, and anything the crew needs to know about parking or the association.
- The list, in whatever form you have it. A written punch list is great. A walk-through video from your phone works too, and if you have neither, we walk the unit and write the scope ourselves.
- Your unit standard: the paint color and sheen you repaint with, the hardware finish you stock, and anything you always replace between tenants.
- The date the unit needs to show. We schedule backward from your listing date, not forward from our convenience.
- Your paperwork requirements up front: COI limits, owner documentation, invoicing format. We would rather match your file the first time.

A Florida rental takes punishment a northern unit never sees. The honest line: if the walls are one tenant old and the color matches your standard, touch-up works. If the paint is tired or the color drifted, a full repaint shows better and stops the patchwork look. We recommend one, in writing, and you decide.
Batching units
Several units in the same metro, scheduled together, share trips and setup. If you have a slow season, that is the cheap time to knock out the deferred list.

Can you provide COIs and license documentation before work starts?
Yes, and we would rather you ask than assume. Certificates of insurance and our Florida contractor license documentation (CRC1336072 and CBC1258366) are available on request before anyone sets foot in a unit, and we can send them straight to your office or your owner.
Do you require a contract or a minimum volume of work?
No long-term contracts, ever. Send us a single punch list or one make-ready and judge the work on its own merits. Managers who stay with us stay because the units keep getting done right, not because paperwork holds them in.
Can you cover units in more than one city?
